How a building job runs

From the first walk-through to the last photo

Two units or a whole building, the steps are the same. Nothing gets done to a door until it’s approved.

  1. Step 1: Free on-site estimate, per unit

A specialist evaluates each slider on your list: rollers, track, lock, weatherstrip and how the panel sits in the frame. Free, with no trip fee.

  2. Step 2: A written estimate for every unit

Each unit gets its own estimate: what’s wrong, what we’ll do and the exact price. One door can be approved without holding up the rest.

  3. Step 3: Work booked in blocks

We group approved units by floor or stack and book them around your elevator reservations and the hours contractors are allowed in.

  4. Step 4: A photo report for every unit

Before and after photos of each door, labeled with the unit number and the work done, ready to forward to owners or file for the board.

Vendor paperwork

Your office gets the paperwork first

Most associations won’t let a vendor work in the building without a certificate of insurance on file. Ask, and we send it the same day, along with our W-9.

COI Certificate of insurance
A one-page summary from our insurance carrier: who we are, what our liability policy covers, its limits and its dates. Associations keep one on file for every vendor who works on the property. Tell us the exact name of the association or management company and it goes on the certificate.
W-9 Taxpayer ID form
The IRS form with our business name and taxpayer ID. Your accounting office uses it to set us up as a vendor, and to send a 1099 at year end if one is required.

Does your building keep an approved-vendor list or its own vendor packet? Send it to amir@jetslidingdoors.com and we’ll fill it in.

Photo reports

Every unit, on the record

When the work is done, you get a report for each unit: before and after photos of the door and a short note on what we did.

  • Owners who weren’t home can see exactly what was done to their door.
  • The board has a dated record for each unit, not one line on an invoice.
  • If a door needs a warranty visit, the report shows what we did and when.
  • If a unit needs something we don’t do, like new glass, the report says so and you can bring in the right trade.

Elevators, keys and residents

Every building has its own rules. Send them before the first block and we plan around them.

Book a Free Estimate
Elevators
We reserve the service elevator through your office and keep to the booked window. Panels come off the track and stay inside the unit while we work, so the elevator only carries us, our tools and the parts.
Contractor hours
We work inside the hours your rules allow for contractors. We’re open 7 days, so weekend blocks are possible where the building permits them.
Keys and access
Residents can let us in themselves. For empty units we follow your key sign-out or lockbox process, and the photo report shows what we did inside.
Residents
You choose who talks to residents. Send the notice yourself, or give us the unit list and we set times with each owner directly.
Check-in and parking
Tell us where service vehicles park and where to sign in. We check in with the front desk or maintenance before we go up.
Clean-up
We vacuum the track and sill before we leave each unit, and the old rollers and parts leave with us.

Preventive maintenance

Tune-ups across the building

Salt air and sand wear out sliders on every floor at about the same rate. A scheduled tune-up gets the sand out of the tracks and catches worn rollers before they grind into the track.

What each unit gets

  1. Vacuum sand and grit out of the bottom track and sill
  2. Clear the weep holes so rainwater drains out of the track
  3. Clean the rollers, then lubricate them and the lock with a product that doesn’t hold sand
  4. Adjust roller height so each panel rolls level and the latch meets the keeper
  5. Check the brush seals and weatherstrip for gaps and wear
  6. Adjust the screen door so it rolls and latches
  7. Open, close and lock every door before we leave the unit

Anything worn goes on that unit’s written estimate. Nothing gets replaced until it’s approved.

Turnovers & rentals

Between tenants, before a listing

A slider that drags or won’t lock can hold up a move-in or a closing. Most of the time it needs new rollers or a keeper adjustment, not a new door.

  • Make-ready between tenants

The slider rolls and locks properly before the next move-in walk-through.

  • Seasonal and vacation rentals

Dragging doors and torn screens fixed between bookings, before they show up in a guest review.

  • Before the listing photos

A door that glides and locks is one less thing for buyers to notice at a showing.

  • On the buyer’s repair list

Rollers, locks, screens and weatherstrip, with a written estimate both sides can see before any work starts.

Email

Can you send a certificate of insurance before you start?

Yes. Certificate of insurance and W-9 sent the same day on request. Tell us the exact name of the association or management company to show as certificate holder.

Can you price the whole building over the phone?

No. Every door is different, so we don’t guess over the phone. A specialist looks at your door and gives you an exact price, free, before any work starts. For a building, that means a free on-site estimate for each unit, in writing.

Several doors? Ask about multi-door savings.

Is there a minimum number of units?

No. Free estimate. No trip fee. No same-day fee. No after-hours fee. No minimum. One unit or a whole floor, the process is the same.

Do residents need to be home?

No, as long as management or the owner arranges access. We follow your key sign-out or lockbox process, and the photo report shows what we did in the unit.

How do you work around elevator and contractor-hour rules?

Send us the rules before we schedule. We book the work in blocks around your elevator reservations and the hours contractors are allowed in the building.

Can owners approve their own units?

Yes. Every unit has its own written estimate, so the association can approve the doors it looks after and owners can approve theirs.

How can the association pay?

Check, Zelle, Venmo, cash or card. Credit card payments carry a small processing fee. Cash, Zelle, Venmo, check and debit cards don’t.

Is the work under warranty?

Yes. 90 days on parts and labor. Each unit’s photo report shows the work and the date.

Do you replace glass or install new doors?

No. We don’t replace glass or install new doors. We fix the one you have. If a unit needs new glass or a new door, the photo report says so and you can bring in the right trade.
