Window Repair A window shouldn’t slam shut on its own.

Windows have moving parts too: balances that hold the sash up, locks, cranks, rollers and seals. When one of them fails, we replace it. The glass and the frame stay put.

Signs your window needs work

Single-hung, double-hung, horizontal sliders, casements and awning windows all have parts that wear.

Send us a photo so we come with the right parts.

  • The sash won’t stay up, or drops when you let go
  • It’s hard to lift, or goes up crooked
  • The sash lock doesn’t line up, so it won’t lock
  • The crank spins without moving the window
  • A sliding window drags or jumps its track
  • The tilt latches are broken, so it won’t tilt in for cleaning
  • The screen is torn or missing

What we do

What we fix on windows

  1. Balances

Spiral, block-and-tackle and coil balances in single-hung and double-hung windows, matched to the sash’s size and weight.

  2. Locks and latches

Sash locks and tilt latches replaced, and keepers lined up so the window locks when it closes.

  3. Crank operators

Stripped or seized casement and awning operators replaced with ones that fit your window.

  4. Sliding windows

Horizontal sliders run on small rollers, much like a door. We clean the track and replace worn rollers.

  5. Screens and seals

Torn window screens rescreened, and worn weatherstrip replaced so the sash closes tight.

Window balances, the part you never see

On a single-hung or double-hung window, the sash doesn’t stay up by friction. Balances hidden in the side jambs pull against its weight. The common kinds are spiral balances in a tube, block-and-tackle balances with a cord and pulleys, and coil spring balances. They wear out or come unhooked from the sash, and then the window either drops or fights you.

A balance has to match the window’s height and the weight of the sash. Too weak and the sash creeps down. Too strong and it creeps up. That’s why we match them rather than grab whatever is close.

Salt air gets to windows too

The same coastal air that rusts door rollers works on window hardware. Crank gears strip and sash locks seize. Steel screws and springs rust inside aluminum frames. Nearly all of those parts can be replaced one at a time, without touching the glass.

What we don’t do

We don’t replace glass or install new windows. We fix the ones you have.

Mechanical repair only, so fogged double-pane units are out too. If the frame itself is rotted or damaged, we’ll tell you.

FAQ

Window repair: straight answers

How much does window repair cost?

Every door is different, so we don’t guess over the phone. A specialist looks at your door and gives you an exact price, free, before any work starts.

No quotes over the phone, by text or by photo. Several doors? Ask about multi-door savings.

Why won’t my window stay open?

A balance has failed or come unhooked. The balances in the sides of the frame hold the sash up against its own weight. When one breaks or lets go, the sash drops. Replacing the balances fixes it.

Do you replace window glass?

No. We don’t replace glass or fix fogged double-pane units, and we don’t install windows. We repair the hardware on the windows you have.

Can you fix a window crank that just spins?

Usually, by replacing the operator. The gears inside strip over time, and salt air speeds that up. We match the replacement to your window.

Do you work on impact windows?

Yes, on the hardware: balances, locks, latches, operators and screens. We don’t touch the impact glass or the frame.
