Your year
Book around your calendar
Two visits line up with a snowbird’s year: one when you close up in spring, one before you come back in the fall. In between, your caretaker can book online or email us.
- March to May
Closing up for the summer
Before you leave, make sure the door that guards the house all summer does its job. One visit covers the pre-hurricane-season tune-up too.
- The lock catches the keeper and holds when you pull the handle
- Brush seals and weatherstrip are sound, with no gap at the interlock
- Weep holes are clear, so summer rain drains out of the track
- Track cleaned and rollers adjusted, so sand isn’t sitting there for months
- June 1
Hurricane season starts
The Atlantic season runs June 1 to November 30. An impact slider only protects the opening when it’s closed and locked. If worn rollers or a keeper that’s out of line stop it latching, get that fixed before a storm is on the way.
- Summer
While you’re away
Your caretaker spots a problem, books online or emails us, and we fix it and send you the photos. Same-day or next-day service in our core area.
- A panel knocked off its track in a storm
- A lock that stopped catching
- A screen door blown off its track
- A door that suddenly grinds or drags
If the glass is damaged, we’ll tell you. That’s a job for a glass company.
- October to November
Before you arrive
A door that sat shut all summer in salt air often sticks on the first pull. Book a tune-up for the week or two before you fly down, so it slides the day you walk in.
- Clean the track and clear the weep holes
- Clean and lubricate the rollers, then adjust them so the panel rolls level
- Check the lock, handle and brush seals
- Fix anything worn, once you’ve approved the price
- Send you before and after photos

FAQ
Away-owner questions
We don’t replace glass or install new doors. We fix the one you have.
More questions Do I need to be in Florida for the estimate?
No. Your property manager, caretaker or condo office lets us in. We don’t quote from photos or over the phone, but once a specialist has evaluated the door on site, we message you that exact price. Nothing starts until you approve it.
Can I send photos of the door first?
Yes. Send us a photo so we come with the right parts. It helps us plan, but it isn’t a quote.
How do I get the photos when the work is done?
By email, to the address you give us when you book. We can copy your property manager or caretaker too.
When should I book the tune-up before I arrive?
As soon as you know your travel dates. We set it for the week or two before you arrive, so the door is ready and your manager has time to let us in. October and November are when most snowbirds come back, so earlier is easier.
What does a closing-up visit cover?
We make sure the door locks properly, the brush seals and weatherstrip are good, the weep holes are clear and the track is clean, with the rollers adjusted. If you leave in spring, it doubles as the pre-hurricane-season tune-up.
What if the door gets damaged while I’m away?
Have your caretaker or manager book online or email us. We repair rollers, tracks, locks and alignment, and send you the photos. Same-day or next-day service in our core area.
We don’t replace glass or install new doors. We fix the one you have.
I spend the summer outside the US. Can I still reach you?
Yes. Email and the booking form on this page work from anywhere.
How do I pay if I’m not here?
Zelle, Venmo, check or card all work from a distance. Cash works if someone is there to hand it over. Credit card payments carry a small processing fee. Cash, Zelle, Venmo, check and debit cards don’t.
Is there a warranty?
Yes. 90 days on parts and labor.
Our building has several away owners. Can you do them together?
Yes. Boards and managers can book several units in one block, with a written estimate and a photo report for each unit. See condo & HOA service. Several doors? Ask about multi-door savings.
