Sliding Door Tune-Ups and Maintenance Sand in the track now is a roller job later.
A tune-up is preventive maintenance for a door that still works. We clean, lubricate and adjust it, so small wear doesn’t turn into a repair.

When to book
Good times for a tune-up
These are the moments a tune-up pays off most.
Send us a photo so we come with the right parts.
Email us a photo- Before hurricane season, so every door closes and locks properly
- Before you head north, or before you come back after a summer away
- When the door feels a little heavier than it used to
- After construction or a storm has blown debris into the track
- Before a rental season or a home sale
- On a regular schedule for oceanfront doors that see sand and salt every day
What we do
What a tune-up covers
-
Step 1: Clean the track
We vacuum out the sand and scrub the rail, corners included.
-
Step 2: Clear the weep holes
The drain slots in the sill are cleared so rain drains out instead of backing up.
-
Step 3: Lubricate
A silicone or dry lubricant on the rail and moving parts. Never grease or oil, which hold sand.
-
Step 4: Adjust
We set the roller height so the panel rides level, then adjust the lock and keeper so it latches without a shove.
-
Step 5: Screens and pile
The screen door’s rollers are cleaned and its tension set, and loose brush pile is pressed back into its slots.
-
Step 6: Tell you what’s coming
If a roller or seal is close to done, you’ll hear it from us with an exact price. Nothing gets replaced unless you say so.
What you can do between visits
Most of what keeps a slider rolling is keeping sand out of the track.
- Vacuum the track often. Right on the beach, that can mean every week.
- Wipe the rail with a damp cloth after vacuuming.
- Keep grease, oil and general-purpose sprays off the track. They hold sand and turn it into paste.
- Don’t lift or force a door that’s dragging. That’s how rails get bent and panels jump.
- Keep the weep holes at the front of the sill clear.
Condos and multi-unit buildings
In an oceanfront building, every unit’s sliders see the same salt and sand. Tuning them up together, on a schedule, beats waiting for each one to fail. We work through buildings in blocks around management and elevator rules, and every unit gets a before and after photo report. More on condo and HOA service.
Away for the summer
A door that sits shut for months in salt air is the one most likely to fight you when you get back. We can tune it up before you arrive, working with your property manager or caretaker, and send you photos. More on snowbird service.
What we don’t do
We don’t replace glass or install new doors. We fix the one you have.
A tune-up is maintenance. It isn’t a certification or a written condition report for insurance or a sale.

FAQ
Tune-ups & maintenance: straight answers
How much does a tune-up cost?
Every door is different, so we don’t guess over the phone. A specialist looks at your door and gives you an exact price, free, before any work starts.
No quotes over the phone, by text or by photo. Several doors? Ask about multi-door savings.
What’s included in a tune-up?
We clean the track and clear the weep holes, lubricate the rail and moving parts, and adjust the rollers and lock so the door rolls level and latches easily. If something is close to wearing out, we’ll tell you.
How often should sliding doors be tuned up?
An annual tune-up suits most homes. Oceanfront doors that see sand and salt spray every day do better with one every six months.
Will you replace parts without asking?
No. If a roller, seal or lock is near the end, we’ll show you and give you an exact price. Nothing gets replaced without your OK.
Do you do tune-ups for whole condo buildings?
Yes. We work unit by unit in scheduled blocks around management and elevator rules, with a before and after photo report for every unit. See condo and HOA service.
Can you tune up my doors while I’m away?
Yes. We work with your property manager or caretaker and send you photos when it’s done. See snowbird service.
