The town sits on a barrier island between the Atlantic and the Lake Worth Lagoon that is only 500 feet wide in places, and the whole island is in hurricane Evacuation Zone B. Oceanfront doors take the full hit: salt spray, blowing sand and sun on the frame all day. The bottom of the door gets the worst of it, which is why rollers and tracks are where we usually start.
Wind-driven rain off the ocean is hard on the bottom of a slider. The track is built to drain through weep holes, and when those clog with sand the water has nowhere to go but inside. Clearing them, and replacing flattened brush pile weatherstrip, often stops the leak.
Standing water leaves silt in the track and rust in the roller bearings. If your door went through it, a clean-out and new rollers usually get it moving again.
